Squeaky barn doors

On a recent trip the doors started squeaking in the most irritating manner :thumbdown: . I have since tried applying wax (first beeswax, then floor polish) to the rubber seals as these have left a small amount of rubber residue on the paint of the opposite side. Problem is that the wax gets quite hard once no longer in the sun, and the squeak continues.

Anybody have any solution for this? I initially thought it might be either the hinges or the locks, but have managed to eliminate them as culprits. It is a 2010 model with about 120k kilos on the clock, so there is no sign of the rubber perishing.
